Should Wyndham Owners Rent Their Points Through VacationShare or a Marketplace Like VakayMood?
The short answer: Both routes start with the owner booking the reservation. On VacationShare, Wyndham then sets the rate, keeps 40% of net, and pays up to 45 days after checkout. On VakayMood the owner sets and adjusts the price, keeps 85%, paid after the guest checks in. In the real Myrtle Beach example below, the owner earns more and the renter pays less.
Every Club Wyndham and WorldMark owner eventually has a reservation they can't use. The two main ways to rent it out treat owners, and the guests who rent from them, very differently.
What VacationShare actually is
VacationShare is Wyndham's in-house owner-rental program. It replaced Extra Holidays Owner Rentals as the primary program on January 1, 2025, and it is open only to Club Wyndham and WorldMark owners with active accounts, U.S. residency, and a Social Security number. Owners cannot hand over loose points: "Reservations must be booked before listing on VacationShare." The owner books a specific resort and dates (two to seven nights, at least seven days before arrival), lists that reservation, and Wyndham markets it through its own channels and online travel agencies. Renters typically find these stays on Extra Holidays, Wyndham's consumer rental site.
The terms below come straight from Wyndham's own owner-guide pages, checked on September 2, 2026:
- Wyndham sets the price, not the owner. WorldMark's own listing walkthrough says it plainly: "review the nightly rates—these are set by VacationShare, so no changes needed on your end." There is no step where the owner enters or edits a price.
- Owner receives 60% of net. On the default MaxShare plan the owner receives 60% of net proceeds and VacationShare keeps 40%.
- Deductions come first. Before that split is calculated, Wyndham deducts "Online Travel Agent (OTA) Commissions, Travel Agent (TA) Commissions, Distribution Channel Fees, Credit Card and Merchant Bank Fees, and Housekeeping Fees." The owner's 60% is of what's left.
- Payment timing. "Payment details will be provided within forty-five (45) days after the reservation checkout date."
- No cancelling once booked. If a listing is partially or fully rented, a cancellation request "will be automatically denied, even if it is only partially booked."
- No guarantee. Wyndham states plainly that "rental proceeds are not guaranteed."
The risk owners are talking about: "Reserved" is not "Rented"
Nothing on Wyndham's pages explains what happens if a guest reserves a listing and never checks in. One Club Wyndham owner described exactly that in a widely shared public post in September 2026: 80,000 points listed, status changed to "Reserved" before the owner's own cancellation deadline so the points couldn't be taken back, and no payment 45 days after checkout. On a call with Wyndham's dispute team and VacationShare's head, the owner was told a reservation is not a rental: no check-in, no payout, points gone. Wyndham reportedly returned 30,000 points as goodwill.
One owner's account can't be verified and experiences will differ. But the structural problem is in Wyndham's own terms: once booked the owner can't withdraw, payment depends on a stay that hasn't happened, and the written rules don't say who carries the no-show risk.
How renting on VakayMood works for a Wyndham owner
VakayMood is an independent timeshare rental marketplace that accepts rentals from every timeshare or vacation club that permits owner rentals, including Club Wyndham and WorldMark. The owner-side terms differ in five ways that matter:
- The owner is paid after the guest checks in. Not 45 days after checkout.
- The owner sets the price, and can change it. The owner chooses the asking price at listing and can raise or lower it at any time as the market shifts and check-in gets closer. VakayMood takes 15%; the owner keeps 85%. There is no 40% share taken off a "net" figure the owner never sees.
- The owner sets the cancellation terms. Each listing carries its own policy, say 50% refundable, or non-refundable. The renter accepts it at booking. If the renter cancels or doesn't show, the owner's payout is unaffected.
- The owner keeps control until it rents. A listing can be deactivated or cancelled any time until a renter books it. If the owner would rather cancel with Wyndham inside the deadline, nothing stops them.
- Resort fees are disclosed, not deducted. The owner lists every fee payable at the resort. The renter accepts them in the booking terms and pays them at check-in, rather than having them netted out of the owner's proceeds.
The guest-name step, and what it costs
On VakayMood the owner handles the guest name change: add the renter as the guest in the Club Wyndham or WorldMark owner portal, then forward the confirmation to VakayMood, which passes it to the renter. Club Wyndham calls this a Guest Confirmation. Per Club Wyndham's owner guide, standard owners receive two complimentary Guest Confirmations per calendar year (three for VIP Bronze, five for Silver, ten for Gold, fifteen for Platinum and Founders); additional ones cost $99 online or $129 through a Vacation Guide, are nonrefundable, and guests must be 21 or older. VacationShare handles this step for the owner, which is real convenience, but it is a $0–$99 step, not a 40% one.

A real example: a 2-bedroom at Club Wyndham Ocean Boulevard
Take a two-bedroom suite at Club Wyndham Ocean Boulevard in North Myrtle Beach for the week of September 26 to October 3, 2026. On VakayMood the listing is $1,225 all-in for seven nights, with no separate service fee at checkout. On Extra Holidays, a comparable two-bedroom week shows a $1,404 rate, and by the time taxes and fees are added the renter pays $1,573. Both checked September 2, 2026.

The renter saves $348, about 22%. The owner earns roughly $200 more, gets it after the guest checks in instead of 45 days after checkout, and set the price themselves. That is the whole argument in one week: when Wyndham sits between owner and renter and sets the rate, the gap it keeps comes out of both sides.
Where the two routes are equal
Neither route guarantees a rental. Because reservations must be booked before listing on VacationShare, the booking work is identical: the owner picks the resort and dates and books the stay either way. And on both, the owner should list early enough that if the week hasn't rented they can still cancel inside Wyndham's window and recover their points or credits. The difference is what happens while it waits: on VacationShare, "reserved" removes that option and the rate is fixed by Wyndham; on VakayMood the listing stays the owner's to reprice or switch off until a renter books.
Owners can list a Club Wyndham or WorldMark reservation on VakayMood; renters can browse the same stays at one all-in price.
